Electricity charges will vary based upon occupancy.  All new owners must make application for electric service to Sevier county Electric System (SCES) and pay them a refundable deposit in the amount of approximately $100

GG&RC Home Owner's Association Fees: Cover maintenance and upkeep of all commonly owned areas including but not limited to exterior lighting, parking lot, landscaping, playground, tennis court, picnic pavilion, recreation building including indoor pool, Jacuzzi, sauna, steam room, game room, offices, golf membership and multi-peril insurance on the same.

Cobbly Nob Property Owners Association Fees (CNPOA): All Owners are required to pay an $648 annually.  Deer Ridge Mountain Resort is located within the Village of Colly Nob. This annual fee pays for the upkeep & maintenance of the common areas of the Village of Cobbly Nob, including the clubhouse, roads, security, swimming pools, tennis court, insurance, etc.  *NOTE: Rental Program Participants are exempt from this fee.  The management Company will pay this fee for the owners.

Property Tax: Payment of property taxes is the responsibility of each owner. Your tax is payable to Sevier County Tax Assessor in the approximate annual amounts. (Tax is based on 1/4 of the assessed value,
$1.20 per hundred.)

Personal Property Tax: Responsibility of each owner in the approximate amount.

Insurance: Owners are required to maintain unit interior liability insurance. Minimum liability limits shall be $500,000 for both bodily and property damage per occurrence. Content Coverage is also recommended. GGRC & RML must be named as second insured.

Winter Utility Reserve: Rental Owners will be required to maintain a returnable Winter Utility Reserve amount of $600. per year. The Reserve Funding will take place in the months of July and October in the amounts of $300. The reserve amounts will then be reapplied toward rental income in the months of January, February, and March in the amounts of $200, $200 & $200 respectively.

Maid Fees: If participating in the Rental Program, Owners or Guests of Owners will pay a one time cleaning fee for each time they use their condo.  This fee will be paid to the Agent upon check out.

Unit Contents: telephone system is the property of Ridge Management Limited and if it does not transfer ownership with the condo.

  • All Units are Non-Smoking
  • All fees & charges stated within this document are current as of 1/1/08 but are subject to change.
  • Absolutely NO PETS are allowed in any condominium units, rental or non-rental.
  • Any non-rental unit owner wishing to participate in the Ridge Management Ltd. (RML) rental program must bring his/her unit into compliance using the standards set by RML.  Any additional cost to bring Unit to "Standard Unit Type Furnishings List" as established by RML will be assessed to the new Owner in addition to Rental Program Fee
